I'm just starting to think about a move. Is it too early to talk?
Not at all - earlier is often better. The sooner we start, the more time you have to plan calmly, weigh your options, and prepare your home or your finances. An early conversation costs you nothing and can save you a lot of stress later. There's no commitment attached to simply exploring your options.
How do you help with buying versus selling?
Both come down to good planning and clear information. When you're buying, I help you understand the local market, focus on homes that fit your needs, and navigate offers and closing. When you're selling, I help you prepare and price your home, market it well, and manage the details through closing. Many people do both, and I'll help you coordinate the two.
What does working with a buyer's agent involve today?
As of 2024, the way buyer representation works changed. Now, before touring homes, a buyer and agent agree in writing on the services provided and how the agent is compensated. Those terms are negotiable and are settled up front, so you know exactly what to expect. I'm happy to walk through a buyer agreement with you in plain language before you decide anything.
How are commissions handled?
Commissions are negotiable and always discussed openly up front - there's no fixed percentage that's simply “standard.” Before we work together, we'll go over how compensation works for your situation so there are no surprises. Clear, honest terms are part of building trust.
What areas do you serve?
I focus on West Volusia County, including Deltona, DeLand, Orange City, DeBary, Lake Helen, and Enterprise. Knowing these communities well means I can share objective, local information to help you decide what fits.
What if I need to sell and buy at the same time?
This is common, and there are several ways to handle the timing. We'll map out the options together - such as lining up the sale and purchase closely, arranging temporary flexibility, or building in contingencies - and choose the approach that keeps you as comfortable as possible. Good planning makes a same-time move far less stressful than it sounds.
Do you help with relocating from out of the area?
Yes. If you're moving to West Volusia from elsewhere, I can share objective information about the communities, help you plan visits, and handle much of the process remotely so it's manageable from a distance.
